the Omega Property Group
Additional rental income: In the Washington metro area, well-designed ADUs can generate $2000-$5000 a month depending on location, size and type of rental (STR or LTR)
Property value uplift: Research shows homes in our region with permitted ADUs have seen value increases of 30%–45%.
Multigenerational living / aging in place: Provide private in-law suites, guest quarters, or future rental fallback.
Long-term sustainability: Modular rectangular or custom builds (our specialty) are solar-ready, reducing utility costs and adding modern appeal.
We’re not just contractors — we are experienced developers with 28+ years in the DC metro market, building single family, multi-family and ADU projects. About

Local knowledge: We know the zoning, alley access, utility tie-ins and building code challenges in DC, MD and VA.
Project Management adopted from complex world of private and federal IT Consulting: Honed in Federal and Private sectors like State Department and Google, our consecutive task management allows our teams to engage on multiple workstreams simultaneously, moving the project toward completion faster than competition.
Speed: Average build time of a custom turn-key project takes 2.5-3 months of construction plus design and permitting.
Based on recent local projects:
Detached 700-900 sq ft ADU in DC: ~$250-350K total cost (design + permit + build) before solar premium.
With projected rent of $2,500 – $5000/month, your gross annual income $30K – $60k = ~10-20% cash-on-cost.
If your base property value was $700K, a 30% increase from the ADU adds ~$210K.
We provide a custom financial model at no cost to each customer.
Building an ADU in DC/MD/VA comes with regulatory and site-specific hurdles:
Zoning/Permitting complexity – We handle references, submission strategy, and subs that move fast.
Utility tie-ins & alley access – We review your lot early and design around constraints.
Construction timeline and cost-overruns – Our developer mindset ensures we track schedule, avoid idle time, use modular strategies.
“How much time does permitting take in DC?”
Depending on complexity of the build but for a full scale ADU, it is typically between 1-2 months
“Can I rent the ADU short term (Airbnb/VRBO or Long Term Rentals)?”
Yes. Although check with your neighborhood association for any rules against STR, renting/additional income is actually one of the primary reasons why homeowners choose to build an ADU
“What’s the minimum lot size or alley access required?”
Every lot and scenario is slightly different. Reach out to us for an evaluation
“Do you work with pre-approved modular/container systems or do you build onsite from scratch?”
Our preference has been to build onsite. Not many know but container homes are not cheaper than a stick home and are often much less flexible in customization
Our first ADU had an owner-occupied main house who wanted a space for his family to stay during holidays and rent it when they weren’t visiting. He provided a parking pad in his rear yard. However, DC recently implemented electronic visitor parking passes that are simple to get for a short period when parking on the street.
